This research aims to measure the effect of physical environment and menu variety on customer loyalty mediated by customer satisfaction at Island Drink House. Data were collected through a survey of 180 respondents as sample to represents the research population and used a questionnaire as the data collection instrument. The sampling technique used in this research was accidental sampling. Structural Equation Modeling (SEM) was used as analytical method to determine the effect between the variables involved. The results found that physical environment, menu variety has significant effect on customer satisfaction. Moreover, physical environment and customer satisfaction has significant effect on customer loyalty. However, the study did not find a significant effect between menu variety and customer loyalty. The result of indirect effect indicates customer satisfaction mediated physical environment and menu variety towards customer loyalty.
