ABSTRACT This research aims to analyze the effect of profitability, board size, and women on boards on financial distress in properti and real estate companies listed on the Indonesia Stock Exchange. The study population consisted of 95 properti and real estate companies listed on the Indonesia Stock Exchange during the 2020–2024 period, with an initial sample of 47 companies selected through purposive sampling. After outlier testing using the z-score method, the final sample was 37 companies. This study uses a quantitative approach with a panel data regression analysis method using the Fixed Effect Model (FEM) with White cross-section standard error, and utilizes secondary data obtained from the company's annual financial reports. Data processing was carried out using EViews 13. The results showed that profitability had a significant negative effect on financial distress, board size had no significant effect on financial distress, and women on boards had a significant negative effect on financial distress. Simultaneously, profitability, board size, and women on boards had a significant effect on financial distress. The results of this study indicate that financial performance and the implementation of good corporate governance play an important role in minimizing the risk of financial distress in companies. Keywords: Profitability, Board size, Women on boards, Financial distress
