Perancangan kantor sewa di banda aceh tema : arsitektur modern nabilah endah ardiningrum ginting (2204104010056) abstrak pertumbuhan ekonomi dan meningkatnya jumlah perusahaan di kota banda aceh mendorong kebutuhan akan ruang kerja yang memadai, profesional, dan fleksibel. namun, sebagian besar kegiatan perkantoran di kota ini masih memanfaatkan rumah tinggal atau ruko yang dialihfungsikan, sehingga menimbulkan permasalahan efisiensi ruang dan kenyamanan kerja. oleh karena itu, perancangan gedung kantor sewa menjadi solusi strategis untuk memenuhi kebutuhan ruang kerja berbagai skala perusahaan. perancangan ini mengusung tema arsitektur modern yang menekankan kesederhanaan bentuk, efisiensi fungsi. lokasi tapak terpilih berada di jl. wr supratman, keudah, kecamatan kuta raja, banda aceh dengan luas 6.031 m². analisis perancangan meliputi aspek fungsional, struktural, utilitas, serta penerapan prinsip-prinsip arsitektur modern seperti bentuk bangunan yang mengikuti fungsi, penggunaan material yang jujur dan sesuai fungsi, efisiensi tata ruang dengan sistem open plan, serta sistem struktur grid yang dikombinasikan dengan core bangunan. hasil perancangan diharapkan menghasilkan bangunan yang tidak hanya fungsional dan efisien, tetapi juga memiliki identitas visual yang kuat, memperkuat karakter kawasan bisnis banda aceh, serta menjadi contoh penerapan arsitektur modern yang sederhana, jujur secara struktural dan material, serta responsif terhadap kebutuhan bangunan kantor sewa masa kini. kata kunci : kantor sewa, banda aceh, arsitektur modern

RENTAL OFFICE DESIGN IN BANDA ACEH Theme: Modern Architecture Nabilah Endah Ardiningrum Ginting (2204104010056) ABSTRACT The Economic growth and the increasing number of companies in Banda Aceh City have driven the demand for adequate, professional, and flexible workspaces. However, most office activities in this city still make use of residential houses or shophouses that have been converted for commercial purposes, resulting in problems related to spatial efficiency and workplace comfort. Therefore, the design of a rental office building serves as a strategic solution to meet the workspace needs of companies of various scales. This design adopts the theme of Modern Architecture, which emphasizes simplicity of form, honesty of materials, and functional efficiency of space as the main foundation in realizing a rental office building that is representative and contemporary. The selected site is located on Jl. WR Supratman, Keudah, Kuta Raja District, Banda Aceh, with an area of 6.031 m². The design analysis covers functional, structural, and utility aspects, as well as the application of modern architectural principles such as form follows function, the use of fabricated materials that are honest and appropriate to their function, spatial efficiency through an open-plan system, and a grid structural system combined with a building core. The design outcome is expected to result in a building that is not only functional and efficient, but also possesses a strong visual identity, strengthens the character of Banda Aceh's business district, and serves as an example of the application of modern architecture that is simple, structurally and materially honest, and responsive to the needs of contemporary rental office buildings Keywords: Rental Office, Banda Aceh, Modern Architecture.
