Proses pelaksanaan proyek konstruksi gedung seringkali dihadapkan dengan risiko dan ketidakpastian, salah satunya adalah terjadinya perubahan-perubahan. salah satu dari perubahan tersebut adalah pekerjaan tambah kurang (change order). contractual change order (cco) disebabkan adanya risiko ketidakpastian seperti penambahan, pengurangan, serta penggantian item pekerjaan yang berpengaruh terhadap biaya dan waktu pelaksanaan proyek. cco memiliki faktor-faktor risiko yang akan sangat berpengaruh pada pelaksanaan proyek konstruksi gedung. penelitian ini bertujuan untuk mengidentifikasi faktor-faktor risiko yang menyebabkan cco, serta menganalisis dampak risiko cco terhadap pelaksanaan proyek konstruksi gedung. penelitian ini menggunakan pendekatan kuantitatif dengan teknik pengumpulan data melalui penyebaran kuesioner yang disebarkan kepada 36 perusahaan kontraktor di kota banda aceh pada tahun anggaran 2019-2022. uji data dilakukan dengan uji validitas dan reliabilitas, sedangkan analisis data yang digunakan adalah analisis deskriptif, analisis frequency index (fi), dan analisis severity index (si). dari hasil penelitian ditemui 44 variabel risiko dengan 4 faktor risiko cco yang berdampak terhadap waktu dan biaya pada pelaksanaan proyek konstruksi gedung. variabel risiko yang sering ditemui yaitu kesalahan dalam perhitungan estimasi volume dan biaya dengan nilai fi 0,800. variabel risiko yang berdampak tinggi terhadap waktu adalah variabel risiko bencana alam dengan nilai si yaitu 0,761. sedangkan variabel risiko yang berdampak tinggi terhadap biaya adalah variabel kesalahan dalam perhitungan estimasi volume dan biaya dengan nilai si yaitu 0,772.

The process of implementing building construction projects is often confronted with risks and uncertainties, one of which is the occurrence of changes. One of these changes is the addition and subtraction work (change order). Contractual Change Order (CCO) is caused by the risk of uncertainty such as the addition, reduction, and replacement of work items that affect the cost and time of project implementation. CCO has risk factors that will greatly affect the implementation of building construction projects. This research aims to identify the risk factors that cause CCO, and analyze the impact of CCO risks on the implementation of building construction projects. This research uses a quantitative approach with data collection techniques through distributing questionnaires that were distributed to 36 contractor companies in Banda Aceh City in the 2019-2022 fiscal year. Data testing was carried out with validity and reliability tests, while the data analysis used was descriptive analysis, Frequency Index (FI) analysis, and Severity Index (SI) analysis. From the research results, 28 risk variables were found with 4 CCO risk factors that have an impact on time and cost on the implementation of building construction projects. Risk variables that are often encountered are errors in the calculation of volume and cost estimates with an FI value of 0.800. Risk variables that have a high impact on time are natural disaster risk variables with an SI value of 0.761. While the risk variable that has a high impact on cost is the variable error in the calculation of volume and cost estimates with an SI value of 0.772.
