Rumah yang dibangun pasca tsunami seiring berjalannya waktu rumah mengalami kerusakan yang di sebabkan oleh beberapa faktor seperti usia rumah, lingkungan, mutu material, dan faktor bencana alam. Dampak yang disebabkan dapat mempengaruhi usia bangunan dari segi structural dan non struktural. Oleh sebab itu pentingnya mengindetifikasi kerusakan pada bangunan rumah tinggal agar dapat dilakukannya perbaikan. Studi kasus penelitian ini mengidentifikasi kerusakan rumah tipe 45 m2 yang berada di Komplek Rekompak Dusun Lambateng, Gampong Kajhu, Kecamatan Baitussalam, Kabupaten Aceh Besar. Tujuan penelitian adalah untuk mengidentifikasi tingkat kerusakan rumah dan
biaya perbaikan rumah. Metode yang digunakan dimulai dari langkah identifikasi komponen kerusakan rumah, pengumpulan data, pengolahan data dan analisis data. Dalam pelaksanaan pengamatan menggunakan pedoman Peraturan Menteri
PUPR No.28/PRT/M/2008 dalam mengidentifikasi kerusakan guna menentukan jenis kerusakan rumah, hingga perhitungan biaya perbaikannya disesuaikan dengan harga upah dan bahan menurut persepsi kepala tukang di Kabupaten Aceh Besar. Analisis biaya perbaikan dengan menggunakan biaya upah dan bahan berdasarkan persepsi kepala tukang merupakan salah satu pendekatan yang
dapat dilakukan untuk mendapatkan biaya perbaikan rumah yang mendekati biaya sebenarnya dilapangan. Dalam penelitian ini dilakukan pengukuran kerusakan pada seluruh sisi rumah tinggal sesuai dengan batasan masalah yang telah ditentukan, yaitu pada pekerjaan kolom, pekerjaan dinding, pekerjaan cat, dan pekerjaan plafond. Kemudian didapatkan biaya perbaikan berdasarkan harga satuan pada wilayah Kabupaten Aceh Besar adalah sebesar Rp. 22.608.028,55.- sedangkan berdasarkan harga satuan menurut persepsi kepala tukang sebesar Rp. Rp. 19.600.284,60.-.

Houses that were built after the tsunami over time experienced damage caused by several factors such as the age of the house, the environment, the quality of the materials, and natural disasters. The impact caused can affect the age of the building from a structural and non-structural perspective. Therefore it is important to identify damage to residential buildings so that repairs can be carried out. This research case study identified damage to a 45 m2 type house located in the Rekompak Complex, Dusun Lambateng, Gampong Kajhu, Baitussalam District, Aceh Besar Regency. The research objective was to identify the level of damage to houses and home repair costs. The method used starts from the identification of components of house damage, data collection, data processing and data analysis. In carrying out observations using the guidelines of the Ministerial Regulation PUPR No.28/PRT/M/2008 in identifying damage to determine the type of damage to the house, so that the calculation of repair costs is adjusted to the price of wages and materials according to the perception of the head craftsman in Aceh Besar Regency. Analysis of repair costs using wages and material costs based on the perception of the foreman is one approach can be done to get the cost of home repairs that are close to the actual costs in the field. In this research, damage was measured on all sides of the house in accordance with predetermined problem limits, namely column work, wall work, paint work and ceiling work. Then the cost of repairs based on the unit price in the Aceh Besar District area is Rp. 22,608,028.55.- while based on the unit price according to the head builder's perception of Rp.
