ABSTRAK
Penelitian ini bertujuan untuk mengetahui tingkat kerusakan rumah ringan, sedang, atau berat, biaya perbaikan rumah dan identifikasi kerusakan serta penyebab kerusakan berdasarkan observasi di lapangan. Studi kasus penelitian ini mengidentifikasi bahwa kerusakan rumah dan estimasi biaya perbaikan di Gampong Tibang, Kecamatan Syiah Kuala, Kota Banda Aceh. Rumah ini sudah berdiri sejak tahun 2005 dan belum pernah di renovasi. Rumah yang di bangun berasal dari beberapa sumber, salah satunya Badan Rehabilitasi Rekonstruksi (BRR) pada Gampong Tibang terdapat sebanyak 200 rumah bantuan yang berasal dari Badan Rehabilitasi Rekonstruksi (BRR) umumnya rumah yang dibangun berukuran type 36+. Rumah ini memiliki ruang tamu, dapur, 2 kamar tidur, dan 1 kamar mandi. Metode yang digunakan dalam pengumpulan data adalah data primer dan data sekunder. Data primer yaitu data karakteristik pemilik rumah, identifikasi rumah, dan pengukuran dilapangan. Data sekunder terdiri dari harga upah, bahan bangunan dan harga per m² luas bangunan. Metode perbaikan berdasarkan Pedoman Teknis Rumah dan Bangunan Tahan Gempa Tahun 2008 yaitu kerusakan ringan non struktur serta estimasi biaya konstruksi mengacu pada PerMen PUPR No 1 Tahun 2022 untuk perhitungan estimasi biaya, sehingga didapatkan hasil tertinggi sebesar Rp.17.578.965,ˉ dan hasil terendah sebesar Rp.16.190.951,ˉ. Biaya perbaikan rata-rata untuk 10 rumah adalah sebesar Rp.16.780.029,ˉ presentase kerusakan yang terjadi sebesar 13% dari biaya total pembangunan tertinggi 1 unit rumah type 36+ sebesar Rp.126.000.000,ˉ. Angka presentase total kerusakan menunjukkan bahwa kondisi kerusakan ringan.

ABSTRACT This study aims to determine the level of light house damage. moderate , or heavy , house repair costs and identification of damage and causes of damage based on field observations . The case study of this research identified damage to the name and the estimated cost of repairs in Gampong Tibang, Syiah Kuala District, Banda Aceh City. This house has been around since 2005 and has never been renovated. The houses that were built came from several sources, one of which was the Rehabilitation and Reconstruction Agency (BRR) in the Tibang Gampong, there were as many as 200 houses that were assisted by the Rehabilitation and Reconstruction Agency (BRR). 2 bedrooms , and I bathroom . The method used in data collection is primary data and secondary data. The primary data is the characteristic data of the house owner , house identification , and field measurements . Secondary data consists of the price of wages, building materials and the price per m² of building area. The repair method is based on the 2008 Earthquake Resistant Houses and Buildings Technical Guidelines, namely minor non-structural damage and estimated construction costs referring to the Minister of Public Works and Housing Regulation No. 1 of 2022 for calculating estimated costs, so that the highest result is Rp. 17,578,965, and the lowest result is Rp. .16,190,951, the average repair cost for 10 houses is Rp.16,780,029, the percentage of damage that occurs is 13% of the total construction cost, the highest is 1 unit of type 36- house of Rp.126,000,000. The percentage of total damage indicates that the damage condition is light. Keywords: damage identification, house assistance, level of damage, repair costs
