Pertumbuhan ekonomi dan jumlah usaha di kota banda aceh belum diimbangi dengan ketersediaan ruang kerja profesional. saat ini banyak pelaku usaha memanfaatkan rumah tinggal dan ruko (rumah toko) sebagai tempat kerja, yang tidak sesuai dengan fungsi peruntukan lahan berdasarkan rencana tata ruang wilayah (rtrw) kota banda aceh. oleh karena itu, diperlukan fasilitas perkantoran sewa yang mampu menyediakan ruang kerja profesional dan efesien untuk peekerja kantoran. perancangan ini menerapkan tema sustainable design dengan pendekatan green architecture sebagai solusi terhadap permasalahan efisiensi energi dan dampak lingkungan. prinsip-prinsip desain berkelanjutan diterapkan melalui pengelolaan tapak yang tepat, efisiensi energi, konservasi air, pemilihan material ramah lingkungan, serta peningkatan kualitas lingkungan dalam ruang. bangunan dirancang dengan sistem struktur rigid frame, menerapkan open plan layout, memanfaatkan pencahayaan alami, ventilasi silang, dan sistem utilitas hemat energi seperti rainwater harvesting serta greywater recycling. hasil perancangan diharapkan dapat menjadi contoh penerapan konsep arsitektur berkelanjutan pada bangunan komersial di banda aceh, sekaligus mendukung terciptanya ekosistem kerja profesional yang efisien dan ramah lingkungan. kata kunci: rental office, banda aceh, sustainable design, green architecture

Economic growth and the increasing number of businesses in Banda Aceh have not been matched by the availability of adequate professional workspaces. This condition has led many business actors to utilize residential houses and shophouses (ruko) as workplaces, which are often not in accordance with the designated land-use functions based on the Regional Spatial Plan (RTRW) of Banda Aceh. Therefore, a rental office facility is needed to provide professional, efficient, and properly planned working spaces. This design adopts the theme of Sustainable Design with a Green Architecture approach as a solution to issues related to energy efficiency and environmental impact. The principles of sustainable design are implemented through proper site management, energy efficiency, water conservation, the use of environmentally friendly materials, and the improvement of indoor environmental quality. The building is designed using a rigid frame structural system and applies an open-plan layout to ensure spatial flexibility. In addition, the optimization of natural lighting, cross ventilation, and the application of energy-efficient utility systems such as rainwater harvesting and greywater recycling further support the building’s sustainability performance. The design is expected to serve as a model for the application of sustainable architectural concepts in commercial buildings in Banda Aceh, while also supporting the creation of a professional, efficient, and environmentally friendly working ecosystem.
